Scope of Works

Ensigna Construction completed a £452k refurbishment project across three community sites: Lewisham Irish Community Centre, Sydenham Centre, and Grove Park Adult Learning Centre. The works included roof replacements, mechanical and electrical upgrades, new flooring, improved accessibility, and external enhancements like fencing and bird netting.

Despite facing logistical and environmental challenges, including complex coordination across multiple sites and sourcing specialist materials, the project was delivered on schedule. The improvements have boosted the buildings’ safety, energy efficiency, and functionality, ensuring their continued service as vital community resources.

The Challenges

Coordinating repairs across three distinct sites presented logistical challenges due to differing structural conditions and bespoke requirements. At Grove Park, sourcing discontinued roof tiles and ensuring their compatibility caused minor delays, which were overcome through effective supply chain management. The removal of pigeon guano and installation of bird netting required specialist cleaning and handling, while maintaining accessibility to all centres demanded careful planning to minimise disruption to ongoing operations.

Results

The project delivered significant improvements across all three sites, enhancing the functionality and appearance of the community centres to provide safer, modernised spaces for users. Sustainability was prioritised through the use of durable materials like Bauder roofing systems and upgrades to electrical and heating systems, boosting energy efficiency. Completed on time in April 2023 despite minor challenges, the project has positively impacted Lewisham’s social infrastructure by supporting a wide range of community activities.
