Met deadline despite scope and utility challenges
Ensigna Construction delivered a full refurbishment of the Aspire Building at the Harris Institute of Teaching, transforming a derelict space into a state-of-the-art training centre. The £3.2 million project included structural alterations, 2,000sqm of warm roof installation, asbestos removal, and full M&E upgrades. Interior works featured new flooring, full decoration, kitchens, toilets, and the creation of a new library. With a focus on sustainability, the building was designed to a Zero Gas standard and included insulation enhancements to improve energy performance. All works were completed to a high standard within a live educational environment.
The Challenges
The project commenced with a demanding Phase 1, requiring substantial refurbishment of three-quarters of a derelict building within a tight 10-week window, encompassing both design and construction. This phase involved extensive structural modifications, complete rewiring, mechanical installations, re-roofing, new flooring, decoration, and the integration of essential amenities. Phase 2 encountered delays due to UKPN’s slow connection of new power supplies, which threatened to derail the timeline. However, Ensigna responded proactively by deploying temporary generators to test systems and ensure the building opened on schedule. Throughout the project, Ensigna consistently added value through strategic problem-solving and efficient resource allocation. Their implementation of a Zero Gas design and warm roof upgrades enhanced energy efficiency, aligning with the client’s sustainability goals and reducing long-term operational costs. Additionally, Ensigna’s strong financial position enabled swift contractor mobilisation, ensuring immediate action could be taken when challenges arose.
